Curb Appeal: This is an important step in marketing your home. Spend as little money as possible to maximize the exterior and interior appeal. 1. Keep the lawn cut and neat. 2. Trim hedges, weed flowerbeds, and trim trees. 3. Clean gutters. 4. Plant flowers around mailbox and maybe some hanging baskets around front porch. 5. Repair damaged shingles, peeling paint, and loose guttering. Use your imagination and think about buyers first impressions.
Offensive Smells: Many people are very sensitive to smells. Bad odors will often turn off your buyer. Keep the pets bathed, cat boxes clean, trash can empty and ash trays clean. Pleasing smells such as air fresheners, candles, and potpourri can be helpful in keeping the home appealing, but be sure not to over do it. Heavy perfumes can also have a negative effect and quite often the buyer will wonder what you are trying to hide.
Make it Clutter Free: Clear out clutter from the closets, basement, and don't forget the countertops. You want the home to appear as spacious as possible. If it appears that you do not have enough storage then quite often the buyer will think they will have the same problem. Keep in mind, you want your buyers to be able to fully see all the features that your home has to offer. If they have to dig for it they will mostly likely move on and you may lose your buyer.
Keep it in Good Repair: Fix leaky faucets, lose door knobs, and cracked windows. Most buyers will notice if the small maintenance items have not been done. Think about it from their point of view. If the small things have not been done they may start to wonder what else needs to be done.
Buyers View: Keep in mind that you want your home to appeal to the buyer. Although bold colors may appeal to you it may not be the taste of the buyer. Neutral colors usually are the safest. Take a good look at your home and try to imagine what a potential buyer will notice and how will it make them feel. It may be beneficial to have a friend look also. Two heads are better than one, and another set of eyes can never hurt. Keep it simple, don't spend alot of money, and look through the buyers eyes.
